The brief

“A developer is launching twelve hillside homes. Nothing is built yet, the launch is in six weeks and the monsoon rules out a drone shoot.”

A fictional brief, written the way real ones arrive.

Rules we designed for

A render can't promise a view the buyer won't get.

We never alter what a buyer relies on: views, room sizes, finishes or amenities that won't be built. Renders are labelled as an artist's impression or virtually staged, and the unaltered image goes with them.

Real estate, in depth

Fair Housing Act (US): Ads can't signal a preference for or against protected groups, and that includes who appears in them.
California AB 723: Since 1 January 2026, digitally altered listing images need a label and a way to see the unaltered photo.
RERA (India): Project ads carry the RERA registration number and the authority's website; MahaRERA also requires a QR code.
EU AI Act, Article 50: From 2 August 2026, AI images, audio and video that could pass as real must be disclosed to viewers in the EU.
